2024 Year in Review: What We Saw in the Worthington Market

2024 is officially in the books. Figured I’d sit down with my coffee this morning (from Moonlight Coffee on High St) and share some thoughts on what we saw this past year.

Honestly? It was busier than we expected. Significantly busier.

What surprised us

We thought things might slow down a bit with interest rates being what they are. That didn’t happen. Turns out when people can’t afford to buy, they rent. And when they want to rent in a good school district? They come to Worthington.

Had one family drive up from Cincinnati three times before they finally secured a place near Kilbourne. Three times. They kept getting outbid by other applicants. That’s how competitive it was.

What actually happened with rents

I find it difficult when people ask “what’s the market doing” as if there’s one simple answer. It depends. A 3-bedroom near Wilson Hill? Different market than a condo off 161.

But for general trends: rents went up maybe 3-4% on average. Nothing dramatic. The days of large pandemic rent increases are over, which is probably healthy for everyone.

The Crosswoods development

Big news was Champion Companies breaking ground on that large apartment project where the old office building sat vacant. 395 units. That’s substantial. We’ll see how it affects things when it opens in 2026.

I’m cautiously optimistic. More housing supply is generally positive. But we’ll be watching.

Looking ahead

Here’s to 2025. We’ve got some families lined up already looking for summer moves. If you’ve got a property sitting empty or you’re ready for a change in your current situation, you know where to find us.
