Drove past the Crosswoods construction today

Had to run an errand over by Crosswoods this morning and that apartment project is really coming along.

Remember that vacant office building that sat there for years? Gone. There are actual buildings going up now. Multiple buildings. It’s starting to look like a real apartment community.

Quick background if you missed it

Champion Companies is building around 400 units there. The Retreat at Crosswoods, I believe. It’s marketed as “Class A” which basically means nice finishes, amenities, and likely $1,800+ rents.

Scheduled to open spring 2026.

Should existing landlords be concerned?

Honestly, I’m not sure yet. It depends on how you look at it.

On one hand, 400 more rental units in Worthington is significant. That’s competition.

On the other hand, they’re targeting a different market segment than a single-family home rental. People who want a house with a yard aren’t typically choosing an apartment. Different buyers.

And honestly, we’ve needed more housing. This isn’t necessarily a bad thing for the area overall.

My prediction

It will fill up quickly because everything fills up quickly in this market. Then we’ll see if it actually affects rents elsewhere or if demand simply absorbs it.

Ask me again in a year and I’ll have a more definitive answer. For now, I’m just watching.
